Facade Materials and Maintenance: Choosing an Exterior That Ages Well

Aluminium cladding and large porcelain or composite panels age well in colour and badly in accidents: a dented panel or a chipped corner is replaced, not repaired, so the specification should require spare panels from the original batch to be stored on site. Sun, water and dust write the maintenance schedule

Orientation splits a single house into different climates. Sun-facing elevations fade coatings and stress sealants fastest, and they deserve the more stable materials and lighter colours; sheltered elevations forgive more. A palette that varies by orientation is not a compromise but a design that read the site.

Water is the detail test. Every ledge, sill and parapet either throws water clear or feeds it down the face, and the grey streaks under a window are the signature of a drip that was drawn wrong or not drawn at all. Dust in dry climates adds its own rule: textured surfaces hold it, smooth surfaces rinse, and dark colours show every stage in between.

Junctions decide more than materials

A short procurement checklist for the owner

Before confirming a facade, an owner can ask four questions and expect written answers: what does each elevation need, and how often, to look right in ten years; which junction details exist as drawings; what is the repair route for each material; and how does the palette respond to this plot's sun path. The answers price the facade honestly.
